BELGRAVIA, LONDON

A stunning interior refurbishment of this Grade II Listed Mews property in collaboration with a London interior designer that took over 2 years to complete. Our client drew inspiration from her French background as a backdrop as to how she wanted the interior space to feel; it had to look classy and classic and certainly no grey tones or current modern trends were allowed!

With the mews property Having a Grade II Listed status meant we were not allowed to the alter the elevations in anyway other than the use of approved colours or detailing to maintain the unique row of these dwellings. The Conservation Officer was more forgiving inside the property but of course the same restrictions applied internally as the entire building was listed and not just the façade. We were not allowed to alter in any way or form the existing staircase which takes priority within the dwelling.

We revised the layouts to suit removing walls we were allowed to whilst trying to satisfy building control’s requirements being set over 4 floors of habitable space; not an easy challenge. However, the resultant finish ended up with a stunning finish of over 2,500 square foot set over 4 floors with rich brass, dark walnuts apple white tones punctured with colour from unique one-off furniture.

Project completed 2022 and value of works £450,000.

KINGSTON-UPON-THAMES, SURREY

A full extension and renovation project of a handsome detached property situated within Kingston Upon Thames Conservation Area. The existing dwelling sits over 4 floors which clearly explained its rich history with formal living quarters set to the raised entrance level with service basement levels below. To the first-floor formal bedrooms and of course to the top floor what would have been servants’ quarters back in the day.

We explored many extension possibilities with the planning department including extending right up to the second-floor level, however because of its raised positioning we were only permitted to go up two floors and thus basement and ground floor were extended only.

This resulted in a 5,300 sq. ft. 6-bedroom, 5-bathroom, 4 formal reception rooms and cinema to lower ground level. As the lower levels were extended this gave the opportunity to have dual aspect access to the rear gardens, one at lower level taken from the cinema / reception room with steps up and more formally at ground floor level taken from the formal kitchen and family room.

The interiors were 100% bespoke fitted out with handmade kitchen, fitted cabinetry and of course high-end bathroom fittings, all worked in to respect and reflect the original interior features.

Project completed 2019 and value of works £900,000 - £1.1m.

SURBITON – SURREY

A detached 1930’s dwelling in Surbiton, Surrey underwent a substantial internal make-over involving front, side, and rear extensions. The original layout of the dwelling was typical of its era with two equally sized ground floor formal reception rooms, kitchen and small utility room. Upstairs it had 2 double bedrooms, 2 singles and a small family bathroom.

The proposals added substantial additional floor space over and above the existing. Downstairs; a large garage, formal sitting room, shower room, utility room and of course an incredibly large open-plan kitchen, dining and additional family room.

To the front of the dwelling the extensions matched the style of the existing double-bay window with new anthracite aluminium windows. A handmade set of garage and oversized main doors helped break up the visual aesthetics of the front façade along with a new dark grey slate roof helping to tie in the colours perfectly. The rear of the dwelling allowed more flexibility with planning policy thus modern elements were introduced; vaulted glazing, full width bi-fold doors set at an angle to draw the eye in, and beautiful Larchwood cladding t the underside and returns to accentuate the angles.

The interior finish was kept very simple with tones of grey, off and pure whites. Focal colours were added in the form of interior to exterior slate cladding and feature walls lifted with high-end tiling and mirrors to increase the feeling of space.

Project completed 2018 and value of works £425,000.

COBHAM – SURREY

A stunning end-terraced 1920s house had a full make-over and single-storey rear extension to create a large family, kitchen and dining room to compliment the traditional layout of this era of property. With high ceilings, stunning moulding details, original flooring and fireplaces the brief was a contemporary, but not overtly modern, extension that should flow and not compete with the host dwelling.

The extension was designed in such a way to hide all of the visible roof build-up behind with the vertical and horizontal profiles to match in complimentary London stock. The extension was pushed out to the rear and the return side profile which allows a ‘wrap around’ configuration (this improves the overall width) and to throw natural light in to the full depth we punctured the walls with floor to ceiling slot windows, which creates amazing lighting patterns as the sun moves around the space. The profile of the glazing to the windows was secretly hidden within the cavity of the walls, to make them appear ‘seamless’ and overly emphasised the depth of wall to portray ‘strength’ in the design. The motorised slider doors were also kept as thin as possible to appear as one single sheet of glazing when shut. The small details on this project added intrinsic interest to the overall bigger picture.

Interior finish was complimented with a full smart home set-up, underfloor heating and 20% over and above on insulation values to improve the thermal efficiency of the existing and proposed. White oak flooring was used, bespoke kitchen hand designed and installed and further Porcelanosa limestone tiles used within the wet areas of the bathrooms to tie in the overall finish of the property.

Project completed 2023 and value of works £210,000.
